http://www.freemodificationhelp.com/ Click here for a FREE loan evaluation in Southern California: http://ocgoldmine.com/wheresmyequity/workshops.html Having a complete and organized modification package is vital to the success of being approved for a modification. According to the Treasury's Making Home Affordable Servicer Report, lenders claim that "missing documents" is one of the main reasons for denial. We will cover the other reasons for denial in other videos. Keep in mind that this video applies to the majority of servicer "non portfolio" loans. In other words, your lender is only the "servicer" of the loan and there is an investor of your "note." Some portfolio loans that meet certain criteria have a fast track process which reduces the number of documents needed. Lenders such as CitiMortage and GMAC have programs available for certain loans. Your lender may be willing to share your loan type. Again, this video applies to most "non portfolio" loans. Your servicer's website will provide a list of documents that will be needed to consider your application. Make sure to double check with a live representative from the bank that the list matches what they will need. Most lenders will require the following: 1. RMA form (Request for Modification Affidavit) 2. DODD Frank Certification Form 3. Signed hardship letter 4. Proof of income for past 2 pay periods 5. Copies of last 2 bank statements (all accounts) 6. Copies of last 2 full tax returns with W-2's and 1099's 7. IRS Form 4506T We will cover the basics of a strong modification package in 10 steps. 1. Download the RMA, DODD Frank, and IRS 4506T forms from the lender's website. If they aren't available on your lender's website, you can visit FreeModificationHelp.com and go to the "webinar downloads" section. 2. Write a short, 1 page hardship letter. It should be 2-3 paragraphs. In one sentence, state your main reason for hardship and your inability to afford your current payment. Some examples of hardship sentences are, "Our income has dropped 40% in the past year." Or, "The ill health of a family member has caused additional expenses." Conclude the letter by requesting a modification of your loan. Every borrower should sign and date the letter. 3. Gather your recent paystubs. If you are receiving a direct deposit from your employer, you can obtain your most recent stubs or a printout from your HR department or payroll. If you receive any other income such as contract work, you'll need a Year-to-date profit and loss statement. 4. Gather your 2 most recent bank statements for ALL personal accounts. Some lenders will pull a credit report and will sometimes decline your application if they see additional accounts where you didn't provide statements. Please note that "screen prints" are often not acceptable. Most banks have an option where you can download a "printable copy" of your most recent statements. 5. Gather your last 2 personal tax returns. You will need your Federal and State returns. If you have more than one borrower on the loan and are filing separate returns, one return will be needed for each borrower. If you have filed an extension, provide a copy of the extension request. 6. Complete the IRS Form 4506T. 7. Complete or create a coversheet. If your lender does not provide a coversheet, create one yourself that includes borrower names, number of pages, property address, account number, your phone number, and a list of items attached in the same order. 8. If possible, place page numbers on all pages with the "Page X of Y" format. Have the loan number and borrower name as a footer or header. If you have Adobe Acrobat, there is an option for doing this. 9. Fax or email the complete package as instructed. Confirm delivery by calling the lender (2) business days after. 10. Get in the habit of retaining all bank statements and paystubs. Since a decision will not be reached until at least 3 months, the lender will likely ask you to update those 2 documents. Common mistakes 1. "Piece mealing" if you sent your application in pieces, it becomes more disorganized and processors won't want to work on it. Get it right the first time. Send a complete package. 2. Missing signatures, dates and other fields. Complete each for entirely. 3. Missing pages on bank statements. Even a page says "balancing your checkbook", "this page intentionally left blank" or something you might feel is irrelevant, INCLUDE them. Most people forget to copy the backsides of statements when their bank prints on boths sides of the paper. 4. Borrower names not matching names in system -- if you have legally changed your name since you've obtained your loan you will want to check with your lender if you should have your name updated in their records. Some lenders such as Bank of America will deny your application unless you update your name in their system prior to submitting your application for modification.

You can use your tax refund for your down payment and closing. In order to do so you have to file your 2016 tax returns. Doing so while you're trying to purchase a house tax filing time can cause some problems. Lenders are required to provide proof that you have actually filed your tax returns by obtaining copies of your tax transcripts from the IRS. Normally this is not an issue but if you're trying to close on a home at the end of April and you just found your tax returns on tax day, this may be an issue. Lenders look at this differently. Some will not let you close on your new home loan until the IRS has verified your transcripts have been received. Sometimes this process can take up to four weeks for the IRS to verify. At Service First Mortgage we are always looking for ways to increase the speed of your loan closing while providing exceptional service. With this in mind we have created a very flexible policy. Here's the easiest thing to do. Take your tax returns along with a copy for yourself to your local IRS office. When you hand-deliver your tax return many IRS offices will stamp it as received. You can provide this as proof that you have filed your tax returns along with a copy of the check if you are paying. Borrowers that have filed an extension: We will need proof that the extension has been properly completed and filed. Extensions with dollar amounts being left blank are not acceptable if no amount owed it should show zero. Any amounts being owed for 2016 must be documented as being paid to the IRS. We will need a transcript request from 2016 showing “no return on file” in the file for underwriting. Also keep in mind that amounts due on tax returns that have been recently filed will need to be documented as paid or as reserves. Please watch out for this and make sure there are sufficient funds in your accounts to cover the amount owed on top of required down payments, closing costs and/or reserves, or provide proof that the funds have cleared your account prior to the date of the bank balance. One of the tips in Linda Keith's session on the Better Banking Summit October 16th...it is about a common mistake bankers make in tax return analysis for calculating cashflow available to pay debt and the owners. www.BetterBankingSummit.com Catch Linda's full presentation at the Better Banking Summit...BetterBankingSummit.com. Presentations by Linda Keith CPA Tax Return Analysis: When the Numbers Say 'NO' But Good Judgment Says 'YES' Wednesday, October 16th at 8:30 AM PST What are lending professionals doing in this environment to make good loan decisions when the most recent cash flow history doesn't seem to support the loan? Linda will help you see what your lenders may be missing in the numbers or what might be throwing off their judgment. Are your lending professionals limited to filling in the blanks or do they understand what's behind the numbers? What compensating factors and other relevant evidence might they use in their write-up and recommendation? Are lending guidelines clear -- and clearly communicated? Is the training solid and is the documentation consistent? If the numbers really say 'no' and good judgment really says 'yes', Linda shares the results of conversations with senior lending management and regulators on what is working now to back up your decision to loan -- or to upgrade a loan -- when your business customer has turned the corner.
